Investors are pricing in disruption. They&#8217;re not entirely wrong about the disruption. They&#8217;re completely wrong about the outcome.<\/span><\/div><div data-offset-key=\"dll6c-0-0\">\u00a0<\/div><\/div><div class=\"longform-unstyled\" data-block=\"true\" data-editor=\"c4oet\" data-offset-key=\"1abj4-0-0\"><p class=\"public-DraftStyleDefault-block public-DraftStyleDefault-ltr\" data-offset-key=\"1abj4-0-0\"><strong>We&#8217;ve been here before.<\/strong><\/p><\/div><div class=\"longform-unstyled\" data-block=\"true\" data-editor=\"c4oet\" data-offset-key=\"4d03m-0-0\"><div class=\"public-DraftStyleDefault-block public-DraftStyleDefault-ltr\" data-offset-key=\"4d03m-0-0\"><span data-offset-key=\"4d03m-0-0\">25 years ago, the internet went mainstream and the &#8220;experts&#8221; declared the broker obsolete. The logic seemed sound: if clients could access property listings, market data, and comparable transactions themselves, why would they need a middleman?<\/span><\/div><div data-offset-key=\"4d03m-0-0\">\u00a0<\/div><\/div><div class=\"longform-unstyled\" data-block=\"true\" data-editor=\"c4oet\" data-offset-key=\"3cspr-0-0\"><div class=\"public-DraftStyleDefault-block public-DraftStyleDefault-ltr\" data-offset-key=\"3cspr-0-0\"><strong>They were wrong. And here&#8217;s why.<\/strong><\/div><\/div><div data-offset-key=\"3cspr-0-0\">\u00a0<\/div><div data-offset-key=\"3cspr-0-0\"><div class=\"longform-unstyled\" data-block=\"true\" data-editor=\"c4oet\" data-offset-key=\"2416h-0-0\"><div class=\"public-DraftStyleDefault-block public-DraftStyleDefault-ltr\" data-offset-key=\"2416h-0-0\"><span data-offset-key=\"2416h-0-0\">The internet didn&#8217;t eliminate the need for brokers. It raised the bar for what brokers had to deliver. Clients suddenly demanded deeper market research, polished deliverables, and faster turnaround. What felt like a competitive differentiator in 2000 became the baseline expectation by 2005. The brokers who adapted didn&#8217;t just survive; they thrived. The ones who didn&#8217;t are no longer in the business.<\/span><\/div><div data-offset-key=\"2416h-0-0\">\u00a0<\/div><\/div><div class=\"longform-unstyled\" data-block=\"true\" data-editor=\"c4oet\" data-offset-key=\"fsri-0-0\"><div class=\"public-DraftStyleDefault-block public-DraftStyleDefault-ltr\" data-offset-key=\"fsri-0-0\"><strong>AI is the same movie. Different decade.<\/strong><\/div><div data-offset-key=\"fsri-0-0\">\u00a0<\/div><\/div><div class=\"longform-unstyled\" data-block=\"true\" data-editor=\"c4oet\" data-offset-key=\"4ptbh-0-0\"><div class=\"public-DraftStyleDefault-block public-DraftStyleDefault-ltr\" data-offset-key=\"4ptbh-0-0\"><span data-offset-key=\"4ptbh-0-0\">The parallel is almost too clean to ignore. A new technology emerges. Markets panic. Pundits declare the profession dead. What actually happens is a fundamental reset of client expectations. AI makes that possible for individual practitioners. The broker who shows up with AI-generated market analysis, portfolio scenario modeling, and predictive <a href=\"https:\/\/knowledge-leader.colliers.com\/sheena-gohil\/the-future-of-tenant-advisory-key-themes-from-our-tac-annual-event\/\" target=\"_blank\" rel=\"noopener\">insights<\/a> wins the assignment. The one who shows up with a static comp report loses it.<\/span><\/div><div data-offset-key=\"9cnh8-0-0\">\u00a0<\/div><\/div><div class=\"longform-unstyled\" data-block=\"true\" data-editor=\"c4oet\" data-offset-key=\"8tpba-0-0\"><div class=\"public-DraftStyleDefault-block public-DraftStyleDefault-ltr\" data-offset-key=\"8tpba-0-0\"><strong>Speed.<\/strong><span data-offset-key=\"8tpba-0-1\"> Deal timelines are already compressed. AI accelerates every phase of the transaction: underwriting, due diligence, lease abstraction, financial <a href=\"https:\/\/phi.eyf.mybluehost.me\/coydavidson\/financial-analysis-for-office-lease-transactions\/\" target=\"_blank\" rel=\"noopener\">modeling<\/a>. Clients who experience AI-powered execution won&#8217;t tolerate the old pace. Speed is no longer a differentiator; it&#8217;s a requirement.<\/span><\/div><div data-offset-key=\"8tpba-0-0\">\u00a0<\/div><\/div><div class=\"longform-unstyled\" data-block=\"true\" data-editor=\"c4oet\" data-offset-key=\"7qihd-0-0\"><div class=\"public-DraftStyleDefault-block public-DraftStyleDefault-ltr\" data-offset-key=\"7qihd-0-0\"><strong>Strategic depth.<\/strong><span data-offset-key=\"7qihd-0-1\"> This is where the human element becomes irreplaceable. AI can process data. It cannot read a room, navigate a difficult landlord relationship, or manage the political complexity of a corporate board approving a portfolio <a href=\"https:\/\/phi.eyf.mybluehost.me\/coydavidson\/the-anatomy-of-a-high-confidence-office-lease-decision\/\" target=\"_blank\" rel=\"noopener\">decision<\/a>. The highest-value work in this business has always been judgment, trust, and relationships. That&#8217;s not changing.<\/span><\/div><div data-offset-key=\"7qihd-0-0\">\u00a0<\/div><\/div><div class=\"longform-unstyled\" data-block=\"true\" data-editor=\"c4oet\" data-offset-key=\"d58oe-0-0\"><h3 class=\"public-DraftStyleDefault-block public-DraftStyleDefault-ltr\" data-offset-key=\"d58oe-0-0\"><strong>The real risk is not AI. They&#8217;re the ones who have already integrated AI tools into their daily workflow, are producing better deliverables faster, and are quietly widening the gap between themselves and competitors still on the fence.<\/span><\/div><div data-offset-key=\"lele-0-0\">\u00a0<\/div><\/div><div class=\"longform-unstyled\" data-block=\"true\" data-editor=\"c4oet\" data-offset-key=\"8fhqc-0-0\"><div class=\"public-DraftStyleDefault-block public-DraftStyleDefault-ltr\" data-offset-key=\"8fhqc-0-0\"><span data-offset-key=\"8fhqc-0-0\">This industry has never rewarded standing still. You&#8217;re still the driver. But the broker using AI will absolutely replace the one who isn&#8217;t. That&#8217;s not a threat.
