When you can quantify that number, you stop guessing and start negotiating from a position of real knowledge.<\/p><h3 class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\">The Anatomy of the Effective Rental Rate<\/h3><p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\">Net effective rent describes what a tenant actually pays after factoring in all concessions and incentives. Every landlord is targeting an effective rent structure that supports their debt service and delivers a return to investors. Understanding where that floor is, and what moves it, is what separates a good deal from a great one.<\/p><p class=\"font-claude-response-body break-words whitespace-normal leading-[1.7]\">Comparing effective rental rates across competing proposals, and against other transactions in the same building, is one of the best indicators of what&#8217;s truly achievable.
